Boynton's AC Change-Out Rules, Explained

Inside city limits, Boynton Beach issues a quick turnaround permit for an exact change-out. The contractor attests to three things:

No bigger wiring

No increase in wire size.

No bigger equipment

No increase in condenser, air handler or heat strip size.

Disconnect within sight

A disconnect within sight of the unit, per the National Electrical Code.

Anything more is a sub-permit

A new disconnect needs an electrical sub-permit; changing the stand or curb needs a building sub-permit.

The Agricultural Reserve

West of the Turnpike, much of Boynton's newest housing sits inside Palm Beach County's roughly 22,000-acre Agricultural Reserve, where the 1995 60/40 option clusters homes on 40% of a site and preserves the rest. Every Canyon community home and about 1,400 Valencia homes fall inside Reserve boundaries.

For AC, that means homes built in the 2000s and 2010s with builder-installed systems now reaching their first replacement. The upgrade question there is usually efficiency and zoning, not ductwork.

Is Hunters Run permitted by the city or the county?

Hunters Run is inside the City of Boynton Beach, so the city issues the AC permit. Nearby Quail Ridge, Aberdeen and Palm Chase are mostly unincorporated and permitted by the county.

Can I upsize my AC on a Boynton exact change-out permit?

No. The city's exact change-out permit requires no increase in condenser, air handler or heat strip size; upsizing takes a different permit path.

Do Valencia homes need new ductwork with a replacement?

Usually not. Most Valencia homes were built 1997 to 2021, so the ducts are newer; the replacement conversation is about efficiency and zoning.
